How to make your first million

How to make your first million

News Limited newspapers

August 10, 2009 12:10am

MAKING your first million is always the hardest and, without clear financial goals, the dream will stay elusive for most people.

The old saying "it takes money to make money" rings true with wealth creation, but that does not mean those with little money cannot achieve financial freedom.

Setting financial goals is a key to getting ahead – from everyday savings and debt-reduction targets to longer-term investment goals.

Whether it’s a new car or holiday, paying off the mortgage, building a share or property portfolio or becoming a millionaire, it won’t happen by accident.

Planning is critical, but remember there is more to life than money.

AMP financial planner Mark Borg says finances ‘‘are to create and support a lifestyle, not the other way around".

"The big thing is to review your goals, because you change – and your wants, needs and dreams change,’’ he says.

A starting snapshot

A free Your Money brochure found on the Australian Securities and Investments Commission’s fido.gov.au website says that taking stock of your financial situation is the first step.

It says people should ask themselves if they are better off today than they were a year ago, examine what they own and what they owe, then look at their income and expenses to work out if they are saving any money.

"It’s fairly easy to make a few estimates, and then use your mortgage, credit cards, bank accounts and super statements to fill in the blanks," the ASIC brochure says.

Write it down

Investors’ advocate and neurolinguistic programming practitioner Angelo Mena says
people should always write down their financial goals so they are accountable to them.

‘‘What tends to happen is, if people don’t write it down, they have nothing to hold them to the goal,’’ says Mena, who runs a property investment business.

He follows a SMART – Specific, Measurable, Achievable, Realistic and Timed – goals system.

‘‘You can’t just say: ‘I want to be rich’. It doesn’t mean anything. You could have $1000 in Ethiopia and be rich,’’ he says.

"Be specific. For example: ‘In 10 years from now I will have $10 million worth of equity – and not just $10 million of property floating around’.

"Achievable means you have to be able to do it. If you use your present earnings – $50,000 for example – you won’t say you want to earn $5 million in a year.

"With such a big leap you can’t form a bridge to it.

"Go from $50,000 to $100,000 and you can form a bridge."

Timed goals are critical, Mena says: ‘‘If you don’t say by when, you might not get it until you are 90. Give a specific timeframe."

But don’t get caught out by expecting to get rich quickly.

"I see a lot of people who approach real estate investing like hitting a home run. They belt the ball so hard and think, with one deal, they will be rich for life," he says.

"It’s a lotto mentality."

How long does it take?

Experts say this is just like asking how long is a piece of string, but warn that people, generally, should not expect to become millionaires within a decade.

Mena says an average investor who owns a couple of properties and passively sits on them might have to wait 10-15 years to make a million dollars. Those who act aggressively can do it sooner, but there are traps for the unwary.

"Hoping for the best has hurt many property investors," he says.

"It’s not just a case of how hard you want to push it – it’s how smart you want to push it."

Barker Wealth Management senior wealth adviser David Kayser also suggests a 10-15 year timeframe is needed for the average person to make a million but, he says, it depends on a wide range of factors including income, children and mortgage repayments.

AMP’s Borg says 10 years is ‘‘not unrealistic in today’s world, especially when you put together your property, superannuation and two people working’’.

Bite-sized chunks

"You start with a 10-year goal and dream big," Borg says.

Five-year goals should also be set, with one and two-year goals written down too.

"Short-term goals are crucial, but people shouldn’t forget medium to longterm plans. By understanding where they want to head, people can start to work on their plan and achieve short-term aims."

Reward yourself

Borg says it is important to celebrate the goals you achieve: ‘‘I like travel, some people enjoy fashion. What’s most important is that it’s important to you.’’

Mena says financial goals are just one piece of the puzzle.

‘‘Balancing lifestyle is knowing there are certain aspects of life that have to be covered off – emotional, spiritual, friendships and relationships,’’ he says.

Kayser says lifestyle desires are important: ‘‘While trying to take care of the long-term, ensure that you still have fun shorter-term goals such as holidays.’’

Pitfalls

People should not get hung up on preconceived ideas, Kayser says.

"These include ‘house prices always go up’ and ‘superannuation is bad’.

Superannuation is simply an investment structure with a really low tax rate,’’ he says.

Other pitfalls include not protecting assets and income with insurance, trying to reach targets too quickly by taking too much risk, and not correctly analysing the level of debt you can service.

"Just because a bank will lend you X amount, it doesn’t mean you should borrow that much, because you may not have much spare cashflow to reduce this debt over time," Kayser says.

He says it is important to diversify your investments, and have the correct tax and
investment structures established for the longer term.

Best city: Sydney loses out to Melbourne

Best city: Sydney loses out to Melbourne
June 9, 2009 - 8:40AM

Australian cities occupy five of the top 20 places in a British survey ranking the liveability of 140 of the world's major centres.

Melbourne ranked third in the world, behind Vancouver in Canada and the Austrian city of Vienna in the Economist Intelligence Unit's 2009 Liveability survey.

It assessed 140 cities based on stability, health care, education, infrastructure and culture and environment, giving each one a rating out of 100.

Perth was equal fifth with Calgary in Canada, with Sydney sharing ninth place with Zurich in Switzerland and Brisbane in 16th place.

As well as Vancouver and Calgary, Canadian cities also featured strongly in the top 20, with Toronto (4th) and Montreal (17th).

The New Zealand cities of Auckland and Wellington finished 12th and 23rd respectively.

US centres were well down the list. Pittsburgh ranked highest, in 29th place.

The highest-ranked Asian city was Osaka in Japan (13th). The next highest was Hong Kong (equal 39th with Madrid, Spain) followed by Singapore (54th) and Seoul, South Korea (58th).

The worst city to live on earth is Harare, the strife-torn capital of Zimbabwe.

"The performance of Asian cities reflects the diverse levels of development throughout the region," EIU spokesman Jon Copestake said.

"Australian cities represent many of the best aspects of liveability, while instability in countries like Pakistan and Bangladesh means that cities in South Asia fare much worse."

The Economist Intelligence Unit is a branch of The Economist Group, which publishes The Economist, a weekly news magazine, in London.

Weekend dinner at Norsiah's Kitchen

Last weekend, went to a makan place recommended by one of our Singaporean friend with rating of "GOOD". Anyway, the name of the restaurant is Norsiah's Kitchen. In comparison to Melbourne standard, it is considerably cheap. The Malay rice with 2 meats and one vege is price at AUD6.50. Which is rarely found anywhere today in Melbourne :P I have since then ordered the Malay Rice for myself and we have also order the Roti Chanai which is called Roti Prata for Singaporean. On top of that, the highly recommended Tauhu Telur, which is an Indonesian dish.

May be it has been a long time since I have taken Malay food.. so I thought it is quite nice. However, I don't think is comparable to Malaysia Malay food. This is more Singaporean Malay style. The Tauhu Telur, I still pretty much miss the one I have in Singapore at "Rice Table" which is always unforgettable for me. Later on we have a chat with the owner and understand that she is actually Singaporean and migrated over to Melbourne to start her own business. She learn to cook Indonesian food from one of her part-time worker who happend to be a student for the Melbourne University which is just around the corner. She said study in Melbourne University is tough.. She often see student from Malaysia and Singapore burning midnight oil in the library.. By the time she is closing and cleaning at 1am, only then those students start to head back to their hostel or home. We chit chat till around 10pm which my niece start complaining that is her sleeping time, then we start to head home :P

Anyway... information of the restaurant as follow:
Addres 101 D/604 Swanston Street, Carlton

Cuisine Indonesian/Malaysian/Singaporean
Hours Daily 11.30am-9.30pm

What will you do?

Lately, the news of the New Zealand couple flee out the country after their account has been wrongly credited with NZD10 millions which make them an instance multimillionaire. After they wrongly received the money. they transfer the money to their overseas account and flee to China. I am wondering what I will do if I am wrongly transferred with 10 millions into my account? first thing come to my mind.. remember to take a snapshot of the account balance first.. :P At least I am once a millionaire, even for a very short period :P Next? Will I escape with the money??? I really don't have the answer.. first of all, it will make me a criminal.. which I think is not so an idea situation :P what I will do? I think only wait till it happend then I will know :)

Point of life

I think I have to come to a point of life that I am lost about my direction. I feel that I am having problem coping with the everchanging tecnology and even tired of keeping up with it. But isn't it too old to change my career path at this juncture? I have been thinking hard, hard enough to make me headache and still heading no where.. Should I force myself to upgrade my skillset to cater for the world?? Or should I just take the alternate route and start a fresh?

Easter Holiday at Lakes Entrance

Last week was the easter holiday. We enjoy a 4 days consecutive public holiday. So I have decided to plan for a trip to Lakes entrance to relax over the long holiday. It was pretty much a relaxing trip with no much itinery to cover. We wonder around the town and sit around the green grass facing the lakes. The feeling is great.. as you feel no burden of city life. First day was pretty much relaxing at the apartment we rent. Making full use of the facilities like the Swimming Pool and of coz playground for my niece :).

On the second day morning, we rented a boat to ride on our own. It was pretty exciting as this is the first time we ride a boat on our own.. Hahaha.. eventhough it is just a boat that can go as fast as 5 knot/ hour. But I guess for someone who never be "captain" of the boat before, it is good enough to satisfy our "childhood dream".

On the third day of stay, We decided to follow what majority of people is doing over there. Get ourself a fishing rod and start fishing like the rest... however, it can never be like the rest.. as this is the first time I go on fishing, a lot of funny things happend :P I put the string from the wrong side and cause the whole fishing rod to jam :P I cannot hook the bait correctly, each time when I do my casting, I lost my bait... I become the laughingstock for both of my sisters.. :( But after much practise, I finally improve... I can hook my bait better and I can cast further then I thought :P Will post more photos after I process it .. :)

。 。 上个礼拜终于去了PartyWorld(钱柜).

Singapore Airline promotion for Australia

It is spending season again... Last night I received an email from Singapore airline notifying me about the upcoming promotion applicable to the Australia region. The promotion start from today.. It seems like quite an attractive deal. From Melbourne, the airfare to Singapore return is as low as AUD699 with everything inclusive. Even to Penang it is only AUD787. I am tempting to visit HK again since my last visit to HK was about 12 years ago??? Damm time really fly... The fare from Mel to HK is AUD730.. which is not too bad for a commercial airline, of coz it is not comparable to budget airline like the Airasia or Jetstarasia. But I would said it will not be an apple to apple comparison. Travel bug is biting me bad.. Go or no Go?? I still have 14 days to consider, as the promotion end 17 April 2009. think think think...

STEP 4. Click on OK to close the New Action Dialog. Click OK to close the Edit File Type Dialog. And finally click on Close to close the Folder Options Dialog.

Now, when you right click on an Excel file, you will see something like this:

Recently I read through a suicide note of a Singaporean doctor in Melbourne... Just a short note to farewell from his families and friends.. I found that I hardly recognise some of the words he used.. It is pretty embarrassing for a working adult that already on the job for more than 10 years. I guess due to the nature of the job, I seldom have the express myself in written. What's more I will try by all means to avoid myself from having to write a presentation or report to anyone. Lawn Mowing season is here again..

It has been a while since I last did my lawn mowing, the summer that is just over it definitely a tough one... the peak temperature reach 47.5. I was hidding at home with my air-con turn on 24 hours.. unfortunately I only have my aircon installed in my living room.. so got to stay there till I reluctantly go back to my room to sleep to suffer through the "heatwave" night..luckily the heat during summer only last for 3 days.. the rest of the day it seems to cool off a lot... However.. becoz of the heat.. it also save me a lot of time to do lawn mowing.. as all the plants.. nearly die off.. but it seems that they are starting to grow in autumn too.. so I got to take out my lawn mower once against to start my "killer" job once again :)

Times Fly

With the blink of eye, I have already settle down in Melbourne for 1 years and 6 more days to one month. It all just happend without giving me time to have a look back. So far, everything has been good, in another 11 months, I am qualify to sponsor my younger sister over to Australia too. She has been complaining that it is taking too long, however, I don't have a choice, it is a requirement set by the Oz government. I couldn't make it any shorter.
But I guess it is just the matter of any "blink" of eye before she can get over here. I am also start to "consolidate" my life. What I want to do from here and how I want to go from here. A funny feeling hit me when I see a lot of University here is recruiting for their new semester. I suddenly have the "sudden emotion" to study again... hahaha... I was attracted by the ads by Monash University and Melbourne school of Law. They are having this Juris Doctor program which open to non-law degree graduate ONLY... I really mean "ONLY" so if you are law graduate.. sorry, it is not something for you. so I did a little bit of survey on what can a Juris Doctor do upon graduation. It seems that you can practice law. Depending on your major, it could be industrial law, property law etc etc... However, through my research, I also found that to complete the course, it will takes 3 years full time and 6 years for a part time student like me.. hahha.. I guess I would be too old by then... so I give up this thought :P
Guess I would continue with my Cisco Certification till CCIE... which my Singapore friend did it.. I believe I can too :P Self believe is important.. isn't it so? :)

How do you judge yourself?

Frankly, all these while I have not been very happy with my achievement in life, Or I should say my entire life is so flat and boring, I have not got any real "achievement" at all. However, I am still the happy go lucky type. Happy with what I have currently and who I am.
However, recently I came a cross a company call "Nuffnang" which truly an inspiration. Why am I saying so??? One of the founder, which currently the executive director of the company is only 24 years old as of 2008. Which I start asking myself.. How do I position myself, when someone is only 24 years old is already managing a company with operation across 4 countries..
I was reading on his blog, apparently at the age of 24, he has opportunity to give speech in front of thousands of peoples, he mix around with elite people from difference company to exchange ideas. He attended interviews from TV stations like NTV7, TV3 and TV2. He has been asked by the magazine CLEO, whether he is interested to be in the CLEO 50 most eligible bachelors.
Where the pathetic me still running on the same rat race, thinking of what I can do to escape from the rat race. But it is really "thinking" with no action on it after many many years that I can think of.. Same thing applied to the weight issue. Been thinking on how to trim down.. but gain more instead.. sigh..

"誠信"漂流記

大陸高考滿分作文:"誠信"漂流記(值得一看!)
下面的文章是中國大陸前些年,高考的一篇滿分作文,文章樸實簡單,要找出用字遣詞比這篇好的文章,實在數不勝數,然而為什麼這篇小短文,卻可以在千萬中國考生中得到滿分.我覺得理由是它真正的把每一位的心聲說了出來,撼動了每一個改考卷的老師的心靈.....

Subject:

School

Hey, do you know the biggest difference for schooling in Australia and Malaysia??? I still remember back to the good old time.. I always feel very reluctant to go to school, it is always an agony to go to school to face the teacher and the endless homework. Not to forget the humiliating criticism from your teacher if you didn't perform up to her expectation.. Over here, I see it is always encouragement to do better. Encouragement to speak up your opinions. Could this be the reason why westerners are always more outspoken then Asian? It is a common scene in a meeting room which full of Asian to be complete silent, when it is asking for opinions and questions. The system also promote reading habits, I guess this very much help in develop an individual with stronger vocabulary too.

I am seeing a totally difference environment here in Australia. My niece keep asking us when can she go to school again? She asked us, "why it is always holiday? Can I go to school tomorrow?" I seriously doubt she will ask me the same question if she is studying in Malaysia. I sort of gone through her schedule at school.

Monday : Art and German
Tuesday : Music
Wednesday: Mathematic
Thursday : Buddies Day
Friday : Computer and Library

Seriously, this is my school schedule for the pre-primary, I think I will be dying to go to school too :P

Haze

Today Melbourne City sky is habouring over by haze and burning smell as a result of the bush fire happening across rural area of Victoria, a lot of my friend wrote to me and concern about whether I am being affect by the bush fire.

Fortunately, I am not, however, it is definitely is an unfortunate event and described as the darkest moment for Australian history since peace time. The death toll I last heared is 181 peoples and about 1000 families losing their home. Everywhere, there are bush fire appeal to help those victims. Personally, I have donated AUD100 on company campaign to raise monies for the victims, my company is going to match every dollars we donated to the event. Which magically make my donation AUD200 for the event. Not taking into consideration of those bush appeal charity foodfair that I went to and try to contribute as much as I can. I can almost feel their pain of losing their loves one and almost everything that they have built up over the years.

However, the haze reminds me of the forest burning event happend few year ago causing the whole Malaysia been harbouring by haze over a month. I am wonder, with the sizeable fire happend in Indonesia, I don't believe if there is any death toll being reported. Is it because the government is covering up the news or there isn't "anyone" living in the forest? Where in develop country like Australia, we can see the bushfire causing 1000 over families to lost their houses and properties. Isn't it ironic? Which is something really puzzling me...

CNY thought.

This year it is the first year I had spend my first Chinese New Year outside of Penang. The feeling is completely difference to spend CNY in a complete foreign land.. where it is not so "chinese" :) You still see some CNY decoration in Shopping mall and airport.. but you are not hearing the "usual" Chinese new year Theme songs that you used to hear everywhere you go... Especially so, if you are going to the shopping Mall.. You don't feel Chinese New Year.. as it is not a public holiday.. but of coz this year is an exemption.. So coincidently this year, first day of CNY falls on Australian Day.. so officially it is a holiday. I have took the opportunity to take extra day off to celebrate the new year with my family of coz.. since my younger sister is also here in Melbourne.. Nothing special for the year... except Melbourne is experiencing the hotest week in a row. It is not seen in 100 years.. the last time Melbourne is experiencing a continuous heatwave was 1904 according to the local news source.
This Ox year is not so warm welcome by everyone I guess, as the world economic is at the most chaotic state as ever seen.. Hope the economy will bottom out by mid of the year and start picking up again... Let's hope for a better year ahead of us :)

Upcoming CNY...

In case you are wondering... when will be the next CNY? This is a table of upcoming CNY and previously when does it falls?

Year Chinese New Year Begins Animal Sign

Best Job in the World : get paid $150,000 to swim, snorkel

Island caretaker job offer: get paid $150,000 to swim, snorkel
Wish you were here? Tourism Queensland is offering a $150,000, rent-free job on Hamilton Island.

Wish you were here? Tourism Queensland is offering a $150,000, rent-free job on Hamilton Island.
Mex Cooper
January 12, 2009

Queensland's latest tourism campaign is giving job seekers the chance to get paid $150,000 to live six months rent-free on the Great Barrier Reef.

As their Christmas holidays fade and the credit crunch begins to bite, office workers dreaming of a fresh start are being tempted to apply for "the best job in the world".

Tourism Queensland is looking for applicants willing to walk white sandy beaches, sit under palm trees and swim with turtles as they soak up the sun.

The successful candidate will be asked to keep a blog and photo diary in exchange for six months rent-free on Hamilton Island as part of a $150,000 salary package that includes return airfares and travel insurance.

Australians and overseas applicants must be willing to "swim, snorkel, make friends with locals and generally enjoy the tropical Queensland climate and lifestyle".

The `island caretaker' position was created as part of a three-year $1.7 million marketing strategy by Tourism Queensland.

But Tourism Queensland chief Anthony Hayes said the job was not just a publicity stunt.

"Yes this is part of a unique Tourism Queensland strategy to promote the islands of the Great Barrier Reef internationally, but candidates will have to go through a genuine recruitment process," he said.

Australian Marketing Institute president Roger James said the campaign was an interesting idea but would need innovative marketing to make sure the winning candidate's blog was as effective as traditional advertising.

"I've got to decide to log on to the blog ... and to make that work you have to have a communication that is arresting and interesting," he said.

"If we end up with little videos or this person wandering around the islands and they're just happy snaps it may not generate much interest at all.

"On the other hand, if it is something new and arresting and inventive it may be an absolute huge hit."

The campaign was launched overseas today and a domestic launch will follow this weekend but Mr James said it was likely an overseas applicant would be picked.

The winning candidate will be chosen from a shortlist of 11 and must be a good swimmer, excellent communicator, be able to speak and write English, have an adventurous attitude, enjoy snorkelling and/or diving and be willing to try new things.

The job includes free accommodation in a three-bedroom home on Hamilton Island complete with plunge pool, views of the Whitsunday Islands and golf buggy.

The caretaker will promote the Great Barrier Reef islands, give media interviews and take care of a "few minor tasks" throughout their tenure beginning on July 1.
